SEEKING PROPERTY

HELLO I AM LOOKING FOR PROPERTY IN MEDELLIN NEAR POBLADO.

MY GOAL IS TO OPEN A PERRO GUARDERIA, OR DOG DAY CARE.

THE FACILITY WILL INCLUDE A VETERINARY HOSPITAL, INDOOR OUTDOOR PLAY AREAS, SLEEPING ROOMS FOR BOARDERS, A FULL AGILITY COURSE, ANG GROMING AND GROOMING CLASSES.

I AM LOOKING FOR MORE THAN A CUADRADA, OR 4,000 SQUARE METERS.

I HAVE LOOKED IN ENVIGADO AND SABANETA BUT CAN'T FIND ANYTHING CLOSE OR WITH FLAT ENOUGH LAND.

NOT LOOKING TO SPEND MILLIONS HERE, AND NEED SOME HELP FINDING THE PROPERTY.

I'M OPENING TO BUYING A BUSINESS, RESTAURANT, HOUSE, OR WAREHOUSE AND TEARING IT DOWN FOR THE LAND.

PLEASE HELP ME OUT IF YOU CAN, LOCAL REALTORS ARE COMING UP SHORT.

4000 square meters, or roughly 43000 square feet. at between 1 million and 2 million per square meter, that's between 4,000 and 8,000 million or roughly $2-4 million bucks. are these numbers correct?

So bordas, thanks for some clarification....can you go further. how big a lot are you looking for in square meters, and how many square feet of facilities. your idea is great where dog culture is big. what has your market research shown for Medellin? how many families own dogs, what are they willing to spend on them, etc.? the other day i saw a mobile dog grooming trailer in the parking lot of my apartment building....very entrepreneurial.

THERE IS ONE IN POBLADO, THE DOGS ARE LOCKED IN SMALL FENCES OUTSIDE AND UNATTENDED, ABOUT 4 OR 5 DOGS TO A SMALL FENCED AREA. THERE IS NO ONE PLAYING WITH THEM OR EVEN REALLY PAYING ATTENTION TO THEM AT ALL.

THAT PLACE GETS THE BUSINESS BECAUSE ITS THE ONLY ONE NEAR AND ALSO BOASTS A 24 HOUR ANIMAL HOSPITAL AND ANIMAL AMBULANCES.

THEN TODAY WE WENT TO ONE IN COPA CABANA

TALK ABOUT SAD

EVEN THOUGH THIS WOMAN HAD MORE THAN ENOUGH LAND, ALL THE DOGS WERE IN PRISON CELLS.

SHE USES ANCIENT KENNEL TYPE FACILITY WITHOUT "RUNS"

BASICALLY THE DOG IS LOCKED IN ITS SMALL CAGE AND CAN BE INSIDE OR OUTSIDE BUT NO WHERE TO RUN.

STILL THE DOGS ARE ALONE WITHOUT ANY ATTENTION FOR 80% OF THE DAY.

THE DOGS WOULD ONLY GET 2 HOURS FREE OF THEIR CELL FOR EXERCISE SHE CLAIMED.

AFTER SEEING THESE WE ARE MORE THAN MOTIVATD TO TAKE ON THIS BUSINESS AND FORCE IT INTO THE AMERICAN ANIMAL LOVING VERSION.

LARGE PLAY ROOMS INSIDE, LARGE PLAY ROOMS OUTSIDE, NAP ROOMS, AN AGILITY COURSE, A VETERNARY HOSPITAL, A GROOMING AND GROOMING SCHOOL, AND OC COURSE A SMALL CAFE :) THIS IS OUR VISION.

WE DO IT FOR THE DOGS, THEY DESERVE IT.

love your idea. i helped a top Cuban dog trainer escape to Spain and he's interested in a similar facility there. WAG hotel recently opened a state-of-the-art facility in San Francisco in the warehouse district. i think a good location might be along La 30 where the new metroplus is going to run. a lot of stores there are in trouble because they have lost parking on both sides of the street, but drop offs an picks up would work in your model and you could offer transport as well. a friend of mine recently purchased an 8x30 meter lot (with a 300 square meter house on it, 1.5 floors) for 260,000,000 or roughly 130,000USD. i'll find out who his agent was for that area of town if you are interested.
there are lots of old houses there ripe for commercial conversion (too much traffic for residences now, and not enough parking for retail, so warehouse use like yours is ideal....prices are around 1,000,000pesos a square meter). i think you'll need about 400 square meters, about $200,000 plus another $100,000 for your build out. looking for a partner with local connections?

borda how much will your guard dogs be,there is a place near me do Rottweiler,they have about 20 at a time.seem to be selling well.

Lol, I'm not selling guard dogs. A guarderia is the Colombian way of saying a Dog Day Care. If your going on vacation or while your at work, you bring us your dog, we leave it free to play with other dogs the same size under playful human supervision inside and outside. We will have an agility course if your dog wants to run and jump, as well as a grooming salon and grooming school because there are not any in Medellin. Also want to have a Veternerian hospital on the premises. Eventually will have mobile grooming and veternary emergency response. Think I covered everything. lol But the animal world is always growing.

sorry, bordas...that would be poblado on lower cl 10..you'll want to turn south.

the zoological area is fitting in re your desire to possibly convert or tear down. lots, i don't know about that. but there's lots of factories and ware houses around that area.

too..out on the autopista towards itagui/sabaneta, you'll still find open land. or another locale you might not have thought about, is llano grande..you certainly have the built in clientele, all finca owners and lots of animals perros y mas. and lots of land.

anymore, i like to spend my time up there as i'm a city burnout......did my time.
